To be our client’s advocate and stand in complete alignment – the proverbial foxhole (and often in the line of fire) – with our clients to solve their most critical portfolio and/or asset specific commercial real estate issues pertaining to capital structure and the real estate asset plan(s).

Business Philosophy

First, we believe that the act of capital advisory is a process, not an event – events (in the form of transactions) occur during the process, but we are just as interested in avoiding transactions as completing them, and believe that a client’s long term satisfaction and net worth is maximized when built on a comprehensive capital strategy that is disciplined and aligns its goals with its abilities, resources, limitations and opportunities. Many clients (and potential clients) don't like this message - at first - as they hire and expect advisors/consultants to execute transactions; however, ultimately it results in the highest degree of alignment and a deep mutual loyalty between client and advisor.

Also, we are not afraid of risk and endeavor to grow our clients’ business with new opportunities, provided that we emphasize our focus and attention on structuring transactions that avoid or limit undesirable impacts.

Real estate capital transactions (i) are expensive, generally consuming 1 - 4% of the real estate asset value (title and third party reports, brokerage fees, recording and transfer taxes, lender fees, hedging costs, legal expenses, prepayment costs, sponsor overrides), and (ii) usually have a large impact on both the short and long term asset plans (and income tax strategies), given the capital and structure of real estate deals. Our mission is based on not simply finding and closing on a transaction; our primary mission is to determine strategy, dive deep into the various and complicated structures, navigate all alternatives during execution, and close on the right transaction while avoiding the wrong transaction (which, in addition to being costly, forces the principals into unforeseen circumstances that are usually far more costly to unwind or remediate in the future). We are not brokers or investment bankers looking to simply close a pre-determined capital transaction – we emphasize discipline in our capital strategies.
